Air conditioning for flats and apartments

What you need to know before fitting air conditioning in a flat: permissions, condenser positions, balconies and noise.

Permission comes first

Most leases require the freeholder's or managing agent's written consent before an outdoor unit is fitted to a balcony, wall or roof. Getting this is the customer's responsibility, but we can advise on likely positions to include in your request.

Where the outdoor unit can go

  • On a balcony floor or bracket
  • On an external wall with safe access
  • On a flat roof, where permitted

Things we check

  • Pipe route length from indoor to outdoor unit
  • Drainage — a pump may be needed if water can't drain downhill
  • Access for installation and future servicing
  • Large glazing, which can increase cooling needs

Next step

Start an instant quote and upload photos of the room and balcony or outside wall — we'll flag anything that needs review.

Get your fixed-price estimate

Tell us which rooms need cooling and upload a few photos (and a rough floorplan if you have one). We'll show your initial estimate and flag anything that needs review.
